One proven way to close out transactions and make a profit is the ‘double close’ method. Sometimes, this is referred to as ‘the double escrow’ or ‘simultaneous close’. This is a good approach to adopt if you wish to prevent your seller from finding out who your back end cash buyer is, or if you wish to keep your profits private. There are four stages to this process:
Search for words like “owner financing”, “owner will carry”, “must sell”, “make offer”, “any offer considered”, “handyman special”, “needs work”, “investor special” and so forth. You need to be looking for distressed sellers. When I first started looking at the classifieds it took less than one month of trying out this approach for me to find a wholesale deal. It was not one house but three houses which were located in Port St Lucie, Florida. All of these houses were for sale by a wholesaler that had signed a contract to purchase all three houses and wanted to “flip” the contract. The houses were worth around $140,000 but had sustained some roof damage from one of the hurricanes. I agreed to buy the houses for $95,000 a piece and after paying for the roof repair and some basic cleanup I figured there would be around $90,000 in equity. We still own those houses and they have been great rentals.

Trends Renting to businesses. Businesses are a different type of tenure and rents are generally higher. They are also safer if you choose a well known business to rent to.
What are the benefits of doing this? Well firstly you are essentially flipping a property without ever closing on it. You are really not flipping the property but flipping the contract which gives you the right to buy the property. This means that you do not have to come up with any cash to buy the property. You also do not need to pay any closing costs or incur any other expense. Wholesalers flip properties for a living and by using the “assignment of contract” they save a lot of money in closing costs and fees and still make money flipping properties. Those fees can really add up. If you flip 10 properties a month and the closing costs for each flip is $1,000 then you would save $10,000 a month by assigning the contract instead.

There is risk in all types of transactions but this is sounds like a lot of hype to generate views on your blog post. Assignments, just like any other legal transaction, can be done properly, ethically and morally, or they can be done unethically and immorally. That doesn’t mean you should make blanket statements about them being a horrible vehicle.

Once a wholesaler finds a house to sell or to assign, they must find a buyer! Usually, the margins are very tight on wholesale deals and there is not room to pay real estate commissions. The wholesaler must find their own buyers in order to make the most money on wholesale deals. A wholesaler must also close very quickly in order to assign the contract or complete a double close within the contract period. As I mentioned earlier, an REIA meeting is a great place to find investor buyers. Check recent sales to find who bought houses for cash, as they are most likely investors. I just received a letter from a wholesaler who contacted me because I had purchased a house for cash. Try to hang out where investors who buy houses hang out; trustee sales, auctions, and tax sales are all great places to find investors. Advertise to find buyers on Craigslist or in the newspaper. Look for recent cash sales on MLS or in public records to see which investors are buying houses for cash in your area. Finding buyers is an extremely important part of wholesaling and is often a wholesaler’s biggest challenge. In some instances, one wholesaler will use another wholesaler who has more buyer contacts to help them sell houses.

From the reading I have done here, it is my understanding that if you are not a real estate agent or haven’t bought the property you cannot market or sell what you do not own. By doing this you are setting yourself up to get fined.

If you have many listings, it is much easier to start a team because you get many buyer leads with listings.
You purchase an apartment building for $800,000 and put down $250,000 (like I did). Let’s say this property produces $30,000 per year in cash flow and appreciates in value at 4% per year. After 10 years, this property could be worth $1.18 million, and you would’ve earned $300,000 in cash flow.
That being said, if I do find any big problems in my due diligence process, I’ll either walk away from the deal (if I don’t think I’ll be able to sell it for a profit) or at the very least, I’ll be sure to disclose any “Other Issues” that I’m aware of at the bottom of the report.

These properties can be more difficult to finance, as they rely on commercial lending standards instead of residential lending standards. However, these properties are excellent in terms of cashflow. They are too small for large, professional REIT’s to invest in (see below) but too large for most novice real estate investors. Additionally, the value of these properties are based on the income they bring in. This creates a huge opportunity for adding value by increasing rent, decreasing expenses, and managing effectively. These properties are a great place to utilize on-sight managers who manage and perform maintenance in exchange for free or decreased rent. At this level, real estate can truly become 90% passive.
For example, if a house is worth $100,000 and you can buy it for $60,000, don’t attempt to wholesale it to another investor for $95,000. Instead, wholesale it for $80,000, and you’ll make $20,000, which is a nice profit for you. The investor will make a bigger profit, but he’s also fixing it up, borrowing the money, and taking all the risk.
Personal Finance Mastery If you can’t find a buyer, there are a couple options available to you. You could lower your wholesale fee and ask for less for the deal. You could renegotiate the deal from the seller to get the price down. Or, you could simply back out of the deal, if you put an escape clause (statement like, “This agreement is subject to agreement by my partner.”) in the agreement. This is the worst option and I hope you never have to do it. Even if you don’t make any money on the deal but can find a buyer to pay what you had agreed to pay the seller, get the deal done. You gave your word to the seller and you need to honor it.

Instead, you sign another purchase agreement with your end-buyer with you as the seller. You don’t own the house but do have a vested interest in it and so can sign to sell the house as the new seller (of course, if your closing with the original seller doesn’t happen, you won’t be able to close the second transaction because you will not own the house).
One potential way to get around this is to make it abundantly clear in your listing that you are selling a CONTRACT to purchase the property, not the property itself. For example, you could include a short paragraph in your listing that reads something like this…

Brandon, this is great info for us out of state (actually out of country) investors. Having done what you call a guru’s course, you’re right, they do tell you to start off with wholesaling and to build your buyers’ list. Trying to build the list from a distance, while still learning the process, is hard work, but I do love trying to find the deals. That’s where networking comes in and I’m trying to build up my relationships so I can make this whole real estate investing thing work – and Bigger Pockets is one of the best resources I’ve found so far!
You also need to make sure that you are aware of local new laws such as CS/HB 643 and CS/SB 992 which are now part of Florida law. If you buy a house from a homeowner in foreclosure and they claim after the fact that they didn’t know that they would lose their home then you will have a big problem. Make sure that you have an attorney prepare or review any documents that you intent to use.

7. Profit from extra cash flow on a refinance- And assigning a contract is in no way like giving your new bride to another man. If the seller is surprised that you are looking to profit from the transaction, you have not set expectations properly. When I work with sellers, I repeatedly tell them that I intend to make a profit off the transaction. I also tell them that I don’t know what my end strategy for the property will be. I tell them that I may flip it, I may rent it, or I may assign my contract to someone else. In addition to those discussions, I let them know in writing. That way there are no surprises and no hard feelings.
