I write the contract showing “or as assigns” in the seller’s identity, even though it isn’t required in Texas. Why? Because I want to remind them we may pass this deal on to another investor. Then, if we do decide the deal isn’t a good fit for us as a flip – and there may be any number of reasons – and decide to wholesale it to another investor, I personally call the sell. I explain to them that we have indeed passed the deal to another investor. I provide an introduction and share contact information. I also give them my personal guarantee that I am still there for them, should they have any questions or issues. I give the same guarantee to my investor buyer, should they have any issues with the sellers.
Yes. I just now fulfilled the occupancy requirements for my first home and now I am trying to owner occupy my second while renting out my first. My lender wants an explanation as to why I want to occupy another home in such close proximity. In other words: To be a good wholesaler, you need to be good at a lot of stuff. Hey it’s Cody Sperber (the swami of real estate investing) and I recently created another free training video to help you learn how to wholesale real estae. In this video I answer one of the most commonly asked questions a new real estate wholesaler has and that is, “How can I create an offer on a property that guarantees I can wholesale the property and still earn a good profit as a wholesaler”? Well, the answer is simple and it involves a small tweak into a real estate formula that has been around for a while now called the Maximum Allowable Offer Formula (MAO for short). The original formula looks like this: (ARV * Investor Discount) – Est. Repairs = MAO. As a real estate wholesaler you can make a small adjustment to the MAO formula to help ensure your profits are locked in. The wholesalers MAO formula looks like this: (ARV * Investor Discount) – Est. Repairs – Est. Closing Costs – Your Expected Profits As A Real Estate Wholesaler = MAO.
I was able to find boatloads of motivated sellers, make some ridiculous, low-ball offers to them, and when I found a seller who was willing to accept, I was able to buy their property outright and pay cash for it (usually just a few hundred bucks per property). Once I owned a property, I could turn around and list it for sale (usually within 24 hours) and flip it for a MUCH higher price than I paid for it.
The more money you make and save, the easier it is to make one million dollars from rentals. However, even people who do not make a lot of money can get to one million, although it may take a little longer. I am going to write out this plan assuming someone has a $75,000 salary, and they can save 10 percent of their income a year. I am using real estate as the investment tool because I invest in long-term rentals myself and make over 15 percent cash on cash returns on my properties. Check out my guide to investing in long-term rentals to see how I do it.

But that formula gave her security and income even without any appreciation. The rental market is strong now and prices have come down. They are rare, but if you can find a property that meets that formula it would be a great investment.

I would concur with AGoodLifeMD regarding the time commitment, and I do think that some medical professional careers are not as well suited for direct ownership of rental properties. As a surgical sub-specialist in academics, I do not own my office space, so building a four-plex for my office and renting out the other three units is out of the question. But the notion that someone can broker a deal stretches the concept of what a Broker is. The wholesaler is selling an option or contract, they are NOT selling the real property. If they do they can be busted for violating Real Estate law. Only a licensed RE Broker by law can broker the sale of real estate (real property).
