I’m moving to a new city and starting from scratch! I won’t even have a roof over my head so personal shelter needs to factor in somehow. Would you pay cash for the first home, move into it, then take out a mortgage against it to begin the process of acquiring additional properties? Or would you use an investor mortgage to buy the first house, move in for a short period while searching for house #2, then use an owner-occupied mortgage to buy house #2 and move there?

I was hoping to use owner occupied financing for all of my properties and was willing to move every year or two to live in each of my new homes. Every lender has agreed that virtually any home I buy after my first property will be an investment property and will require 20-25% down payment. Lower down payments for owner occupants is intended to help people get into their primary residence if they can’t afford higher down payments. Once banks see you have a property or two, they realize that you are not like the average home buyer and that you’re an investor… and you carry more risk than an average buyer (especially when you’re just starting out). At that point they will hold you to the expectations of an investor, which includes putting down higher down payments (20-25%) and having reserves to cover at least 6 months PITI payments for each additional property.

For example, there are informal residential real estate options where you pay a fee, or premium, to have the right to buy a house for a specified period for an agreed-upon price. Then, you find investors who will pay more than your option price for the property. Some call it the “no risk” strategy, but to be responsible let’s say it’s the lowest risk option. I have a rule of at least $200 positive cash flow a month per property.  I have some as high as $600, but as a rule, I like to have at least $200 per house each month).  In theory, your tenant buyer will at some point go to a bank and cash you out, and you will make a big chunk of money when he/she does that.

In life, there are hard ways and easy ways and real estate is the exact same thing. There are SO MANY hard ways of making money, and usually the harder it is, the more risk there is, so… I like easy. I like to gravitate towards something that requires the LEAST AMOUNT OF EFFORT.

Not everyone will be successful, not everyone will be a real estate investor. I provide info for those who are interested. There are many types of lenders out there and a portfolio lender will be much more flexible. You don’t have top wait to start looking for houses until it has been one year and you have all the money saved. In the examples IO gave you are not spending all your money on houses, you are saving some for reserves. You can start looking before it has been a year, but knowing it will take a month or two to find a great deal.

Other than that, I would focus on learning how to find the best cash buyers and finding what kinds of properties they want and finding those types of properties to sell to them. The easiest way to wholesale is to have a handful 2-5 buyers that buy ALL of your deals. Then it is just a matter of finding more and more deals.

A good friend of mine used a formula – 20% cash in – the rent must cash flow the payments plus a 12% return on the “cash in”. She died a wealthy woman. Of course she was ahead of the curve and enjoyed the sharp increase in home values…which is what an investor would hope for. But that formula gave her security and income even without any appreciation. The rental market is strong now and prices have come down. They are rare, but if you can find a property that meets that formula it would be a great investment.

By far my lowest returns for me have been with direct real estate ownership. All of it my fault at every level. Educating your self on cash flow, cap rates, etc. instead of doing back of the napkin calculations is key. I agree, I’ve never found direct ownership to be passive in any way.

If you are not handy and hate to renovate, buy a new place or somewhere you can afford to hire out the renovation without tanking your operation. If you want to rent to families only, buy a nice family home in a good school district. For young professionals, find an affordable studio or 1 bed that is an easy commute from a dynamic zone of employment.
I recommend building solid relationships with a few agents so you can give them your “unworkable leads,” and they can potentially make money by selling those leads. For example, if you can’t help a homeowner by wholesaling their home, perhaps the agent can sell it on the open real estate market instead.
