I’m moving to a new city and starting from scratch! I won’t even have a roof over my head so personal shelter needs to factor in somehow. Would you pay cash for the first home, move into it, then take out a mortgage against it to begin the process of acquiring additional properties? Or would you use an investor mortgage to buy the first house, move in for a short period while searching for house #2, then use an owner-occupied mortgage to buy house #2 and move there?

I was hoping to use owner occupied financing for all of my properties and was willing to move every year or two to live in each of my new homes. Every lender has agreed that virtually any home I buy after my first property will be an investment property and will require 20-25% down payment. Lower down payments for owner occupants is intended to help people get into their primary residence if they can’t afford higher down payments. Once banks see you have a property or two, they realize that you are not like the average home buyer and that you’re an investor… and you carry more risk than an average buyer (especially when you’re just starting out). At that point they will hold you to the expectations of an investor, which includes putting down higher down payments (20-25%) and having reserves to cover at least 6 months PITI payments for each additional property.

For example, there are informal residential real estate options where you pay a fee, or premium, to have the right to buy a house for a specified period for an agreed-upon price. Then, you find investors who will pay more than your option price for the property. In this case, the premium you get is essentially a finder’s fee for matching a person looking for an investment with a person looking to sell – no different than a real estate agent’s commission, really. WCI Conference The deal needs to make sense for the real estate wholesaler and still leave room for the investor, also known as the buyer, to make a profit too. Here’s a simple equation to use so you make at least $2000 as a wholesale fee off of each deal. The Contract + Estimated Rehab Costs + $2k Wholesale Fee should be < ARV. The buyer needs to have room to make at least 15% off the deal.

All the potential profit promises in the world don’t add up to much if investments are highly risky. In comparison wholesaling is about as low risk as you can get. Some call it the “no risk” strategy, but to be responsible let’s say it’s the lowest risk option. Very short holding periods if any at all, the deeply discounted assets, the minimal if any of your own cash on the line, and multiple exit strategies mean wholesalers have the least risk. They are in, they are out, and they are paid quickly.

I have talked to other investors in the state and they have given “Yes” and “No”. I thought perhaps you, or anyone else in the state that knows this, might know the proper procedure.
Even though more properties can be purchased via short sale, there are now a great deal more people vying for these deals. More and more people are convinced that now is the time to buy property. It’s hard to find short sale opportunities.
