The double close is similar to the simultaneous close but differs in that your end-buyer’s funds are not being used to close the A transaction. You need to fund the purchase (A) transaction and then sell the house to your end buyer. There are such a thing as bridge loans that are for this purpose. For a fee, a lender will lend money for the A transaction and be paid back on the B transaction. You could try to get one of the bridge loans or just use your own money or get a hard money loan or private money loan. All of these add a lot of cost to the deal, so you need to make sure there is a lot of room (good-sized wholesale fee) to cover the costs and still allow you a profit.

Great article and great strategy! I am currently attempting a similar process but it is going much slower! I just wanted to point out 1 little error under the Variables we did not consider in our goal to one million dollars. You stated that investment properties were purchased with 20% down…..there should be more cash flow because of the lower down payment. I’m sure you meant higher down payment. Your tenants pay a fixed amount per month — and this will go up with inflation and demand – and you take out your costs from it, claiming the remaining portion as rental income. While it is true that you will get an insurance payout if your tenants burn down the place, the payout only covers the cost of replacing what is lost and is not income in a real sense.
*Think Realty Investor-Level Membership regularly $30/mo. With real estate, you can put the same $5,000 as a deposit on a $50,000 or even a $100,000 house, and rent it. If you have a renter, you don’t really care about the ups and downs of the market, as you are able to meet your monthly repayments. If the property sits empty for a while, all you have to do to keep it is pay the mortgage yourself. It isn’t fun, but it is much better than seeing your whole trading account annihilated by a margin call.    
Real estate is not dead and it will never be. It is part of the basic need of humanity: shelter. You are correct. Wholesaler tries to buy for $52k and signs a contract with seller. Then assigns that contract to an investor for $8k (so they sign an assignment contract with the new buyer agreeing to pay $60k with the difference being paid to the wholesaler as an assignment fee). The wholesaler’s assignment fee will be paid at closing by the title company out of the proceeds from the sale.
