I have heard quite a bit on this subject. I believed this (assignment of a contract) WAS wholesaling. I also believed from what I have read, was the first step in REI. One would follow this model, save for a downpayment on a rental home, then repeat. After reading some bigger pockets blogs, and from one of your contributors I am emailing back and forth as of the last few days, Wholesaling is not the way to begin one’s journey in REI.

Then if they do bring up the EM I can negotiate what I can afford and if they want more either just stop the negotiations or could i put in the addendum of the contract that the buyer I assign the contract to will put a EM deposit in my place? I know this might sound so simple haha but it’s the only thing stopping me from moving forward. Ive talked to buyers learned the numbers game and all else just this part is baffling me. They all wanted to invest in other areas, but could not easily find agents who specialize in working with investors. So I did some research, found the best rental markets, and called around/searched online/asked PM’s and finally found some agents who do work with investors, they just hadn’t marketed themselves that way.

I assume that I may have to get a lawyer to handle a separate type of document than what a Realtor is allowed to use regarding this option. However, am I legally allowed to enter into these types of arrangements (Option to Buy) as a licensed Realtor? Also, seems with this option having a licenses and access to Realtor perks could assist in selling the property agreed upon in an Option to Buy. REAL ESTATE AGENTS REQUEST PASSWORD Hi Kalif – I’ve seen this on some occasions, and usually what I’ll do is contact the county and ask them to redo the list with the mailing addresses included OR, in some cases, there is actually a second (accompanying) list they can provide, which only includes the mailing addresses and NOT the property addresses (so effectively, you’ll get to excel files, one with the property addresses and the other with the mailing addresses). You can then put the data together and use it that way to delete all the properties that are owner occupied (where the property address and mailing address match).

A wholesaler will either buy houses or get them under contract well below market value and then sell the houses to another investor. Usually the end buyer has cash to buy the properties, because there is not time to get a loan. The key to being a successful wholesaler is finding great deals and having great buyers. The most successful wholesalers tend to use direct marketing to find sellers and have a huge list of cash buyers who are looking for great deals.
18 months ago I was in the same position, only potentially a (much) worse situation than you . . . I live on the other side of the planet (see my profile). So as a “Newbie” talking to sellers on the phone and trying to offer to help them was difficult to say the very least, especially when they heard I was not in the US.

Becoming a wholesale real estate investor is often one of the first steps you should take if you are considering taking part in the housing sector. The amount of money needed to get started – or lack thereof – and the minimal risk involved make becoming a wholesale real estate investor a great way to enter the business. It’s worth noting, however, that the process associated with transitioning to a wholesale real estate investor from someone that has never done it before isn’t easy by any stretch of the imagination; you will have to work at it. Only those that are willing to put in the time, learn the right material and make smart decisions will find the wholesaling industry to their liking.  It just so happens that anyone can do it, and you are no exception (so long as you exercise the right strategy).

Real estate investment trusts (REIT), Mortgage-Backed Securities (MBS) and Mortgage Investment Corporations (MIC) are generally considered to be vehicles for deriving real estate income. This is true, but only in the sense that real estate is the underlying security for a publicly traded asset. With a REIT, the owner of multiple commercial properties sells shares to investors (usually to fund the purchase of more properties) and then passes on the rental income in the form of a distribution. The REIT is the landlord for the tenants (who pay rent), but the owners of the REIT get the income once the expenses of operating the buildings and the REIT are taken out. You know. When I bought my very first house, a primary residence, closing was delayed twice, because the seller hadn’t gotten everything done on their side. The first time, I showed up at the title company and found out after I was there. They just wanted me to go ahead and sign my stuff…blah blah blah…not going to happen. Closings can be delayed for any number of reasons. My situation didn’t even involve an investor. It was just Jim & Jane Smith not having their crap together, and the title company not finding out about it in advance. Having spent 20 years in banking, I can think of about 10 reasons the wire was delayed that wouldn’t have anything to do with anything your investor buyer did wrong. Banks screw up as well.
