The houses were worth around $140,000 but had sustained some roof damage from one of the hurricanes. I agreed to buy the houses for $95,000 a piece and after paying for the roof repair and some basic cleanup I figured there would be around $90,000 in equity. We still own those houses and they have been great rentals.

There goes that magic again. “The U.S. Census Bureau reported in September 2014 that: U.S. real (inflation adjusted) median household income was $51,939.” I got this online, very quickly so just humor me for a second (or find the correct number) and lets just assume its accurate, or at least very close. The first comment in this article is from 2013. Get real man, I mean really. The person reading this doesn’t make $75k a year. I started this as a 20 year old making $13 an hour at Home Depot while going to school. Whoever is making $75k a year and isn’t buried in student loans, is most likely very financially savvy and I would assume doesn’t need this advice.

Then you and cash buyer sign a separate assignment agreement (be sure part of the assignment fee is non-refundable and goes to you if cash buyer backs out). Some title companies want the seller to sign the assignment agreement too, which is why you need to find a closing agent familiar with wholesaling in your area. Ask other wholesaler’s in your area who they use for a title company/closing attorney. Be sure your purchase and sale agreement has contingencies so you can get out of the contract if you can’t find a buyer and you don’t want to close on the property.

You have your contract with the seller at 100k and you sign an ‘assignment of contract’ with the person/company/entity you are assigning the contract to. That assignment contract spells out that you make the difference between the price for the assignment and the price on the contract.

Live in one of the units for at least one year, while you rent out the other units. You can buy with less than 5 percent down as an owner-occupant, and the other units should pay for all your expenses, allowing you to live for free. Once you move out, you can rent all the units so you will be making more money every month.

Recently Sold I like to use some leverage in my real estate investing if possible. Leverage can cut both ways so I wouldn’t over-do it. However, that is one the main wealth builders of real estate and I say use it to your advantage.
My last rental is a different story. I bought a brand new property, furnished it nicely, set up rental prices that are not outrageous but will drive away the worst tenants, and positions the place as an upscale flatshare for young professionals, instead of a bottom range share for first year students.
